Homeowner Peggy Linsey teamed with expert builder Matt Teague to create a dream cottage that combines modern amenities with classic retro style. They have written This New Cottage, a coffee-table book full of narrative and captioned photographs that chronicles the multi-year journey from planning for the demolition of an old, dilapidated beach house to building a new year-round cottage that meets current building codes. The homeowners used color and nostalgic cottage charm to create an inviting home that visitors describe as “happy.”

The Homeowner

Peggy Linsey is the homeowner of This New Cottage who, as a child, vacationed at the inspirational cottages described in the book. With the help of many professionals, she and her husband designed, decorated and furnished This New Cottage. Its many architectural and decor features illustrate the juxtapositional nature of a “modern-retro” cottage full of cottage charm. She is an award-winning, photojournalistic photographer. She holds an MBA in Marketing from Boston College.

The Builder

Matt Teague, the co-author of This New Cottage, is a graduate of West Point. He is the owner/president of REEF Builders, a successful residential design and building company with a thirty-two year history of building homes on Cape Cod. His team at REEF Builders designed and constructed This New Cottage. Matt’s love of Cape Cod began as a child, where he grew up from the time he was three. His love of “all things salty” was greatly influenced by his grandfather who taught him how to build things.

Design and Build Team

"As the designer at REEF builders, working on This New Cottage was a refreshing change from homes currently trending. The exterior is a blend of cottage and modern. The interior is full of Cape Cod cottage charm, such as authentic reproduction appliances and the unique finishes of vinyl flooring and schoolhouse lighting. From the covered front porch, to the rear screened porch, to wooden screen doors that “snap” shut, This New Cottage was a pleasure to watch evolve into the homeowners’ vision.”

"I am in awe of the homeowners' amazing feat in taking what was a weather-worn and past-its-time cottage, transforming it into a fully modern home while restoring its trademark retro features and charm. The details are captivating and present an environment with the spiritual depth and personality that makes a house a home. From the period mid-Century furniture to perfectly refurbished eclectic finds, there is simply nothing out of place. All without sacrificing livability and comfort."

"When the homeowners first came in with the vision for their cottage, it peaked my interest because this project would be something different and unique. While they wanted to keep a Cape Cod cottage flair, it was important to incorporate a retro-vibe as well. Pops of color mixed with traditional and neutral elements really seemed to help these two styles collide. The outcome is casual, comfortable, and fun! This New Cottage perfectly captures the journey of creating this home."
